Simpson Park is named after Tom Simpson – a famous world champion cyclist that lived in the area who sadly died on the ascent of Mont Ventoux during the 1967 Tour de France. It is developed on the former Harworth colliery site where mining operations have been active for over 80 years. The colliery was mothballed in 2006 before it was abandoned several years later and eventually demolished in 2016.

As part of the area’s wider plans, outline planning permission was granted in 2011 for a mix of residential, retail and employment uses to include up to 1,300 new homes, a family pub, link road, open space and significant green infrastructure: assisting in the ongoing regeneration of Harworth and Bircotes. Revised planning permission was granted in 2021.

SIMPSON PARK MASTERPLAN

The site is a key regeneration priority and its redevelopment is strongly supported by the Council and local stakeholders. The proposal will unlock the regeneration of a major brownfield site and diversify the local housing offer in line with known demand.

HOW WE ARE PROGRESSING

2011

As part of the area’s wider plans, outline planning permission was granted in 2011 for a mix of residential, retail and employment uses to include up to 1,300 new homes, a family pub, link road, open space and significant green infrastructure.

2013

In 2013, Harworth sold its first serviced land parcel to Jones Homes to build 118 three and four bedroom homes over a 3 year period.

2016

Construction of an Asda store on site completed and has been open for business since 2016, providing valuable facilities to the local area.

2018

In Autumn of 2018, Jones Homes returned to Simpson Park alongside Kier Living, where together they built 71 and 125 homes respectively on two separate land parcels at the Scrooby Road entrance. Miller Homes and Harron Homes are now building on site on Phase 2.

2021

Revised planning permission was granted in 2021.

2022

Harron Homes opted to expand their presence on site with an additional 6.5 acre purchase in December 2022 which will see them develop a further 65 plots on site.

2027

Target completion date.

WORK-LIFE BALANCE

Simpson Park will deliver employment, neighbourhood, recreational and leisure space, which will provide employment opportunities alongside on-site facilities for residents and visitors.

The Green Wheel walking route will be opened in Q1 2026, including the first of two play areas to be delivered on site. The opening of the park is expected to follow shortly afterwards and the central Public Open Space and second play area is expected to be delivered over the course of 2026.

ON-SITE SUPERMARKET

Construction of an Asda store on-site has completed and has been open for business since 2016, providing valuable facilities to the local area.

CYCLEWAYS AND PUBLIC RIGHTS OF WAY

Simpson Park will benefit from new cycle ways and pathways, linking homes, green spaces, and local amenities. These safe, accessible routes aim to encourage walking and cycling, making it easier for residents to enjoy the park and travel sustainably around the community.
